ADDITIONAL IMPROVEMENTS AND PROPERTY INFORMATION

THE BARN

The barn is a 24' x 40' pole type structure with two horse stalls. The balance of the barn is used for storage. There is a separate temporary structure used to keep round bales for the horses dry when the bales are being fed.

THE LANDSCAPING AND SITE AREA

In the video I use the term "serenity in the country" to describe this property. It is a very appropriate description. There are nice flower beds and paths through the woods. Wildlife can be observed as you enjoy eating in the dining area, or when you are sitting on the south deck facing the pond. The sunroom would be a perfect place to enjoy reading a book in peace and quiet with the great natural lighting. It is a wonderful place for you to keep your horses with many trails available without having to ride on public roads. It is very convenient for traveling to State College, Bellefonte, Lock Haven, or accessing I-80 of I-99. It is a truly beautiful place to live.

THE LAND AND POND

Property Survey

Aerial Photograph

The pond on this property covers approximately an acre. It has a variety of fish species including large and small mouth bass and Koh, which is a Japanese fish. There are willow trees planted on each end. The pasture joins the southern side of the pond. There is a wooded area between the northern side of the pond and the house. The water source for the pond is natural runoff and from the geothermal heating system.

Approximately 2.5 acres of land on this parcel is pasture. Allegheny Power owns an adjacent tract of land which the seller leases. Approximately 2 acres of the leased land is utilized for pasture, and another 2 acres is harvested for grass hay.

There is a small orchard with apple, pear, and cherry trees. The cherry trees have not bared fruit. There is also a very fertile garden area.
