THE TWO STORY BANK BARN
The barn is a two story traditional bank type barn, 50' x 80' with the upper level having two mows and two drive-in floors, and the lower level being suitable for beef cattle or other livestock.

THE GARAGE AND BUTCHER SHOP
Garage:
This is a one and a half story concrete block structure, 30' x 32', with two overhead garage doors and a cement floor. It has an oil furnace for heat. There is also an older wood coal furnace which is disconnected.
Butcher Shop:
The butcher shop measures 20' x 35' , 10' 6" x 35', 13' x 32', and 13'x 19'. It has a walk-in cooler. There is an attached 7' x 10' smoke house. The butcher shop had been licensed by the state of Pennsylvania as a custom butcher shop to the previous owner. It did not meet the standards for direct retail sales. Although the building is sound structurally, considerable work would need to be done to use the building for commercial use with the present standards that are in place. The butchering equipment in the butcher shop does not belong to the owners and is not included with the farm.

The implement shed/corn crib is a frame structure, 25' 6" x 45'. It has implement storage in the center and corn cribs on each side. The one story attachments measure 27' x 60', and were used for hogs.
Hay Shed:
This is a two story building (21' x 60') with a one story attachment (13' x 60'). The lower level is suitable for livestock. The upper level in the two story portion was used for hay storage.
Implement Shed:
This is a pole type style shed measuring 21' x 53'.
Older Implement Shed:
This structure is a one story pole type building. It is in marginal condition.
Corn Cribs:
There is a frame rectangular corn crib 7' 10" x 30' long x approximately 14 ' high. In addition, there are two round wire cribs which hold 2000 to 2400 bushels of ear corn.
Hide Room:
This is a solid 13' x 13' concrete block building that was used when the butcher shop was in operation.

The tillable acreage on this property ranges from relatively level to moderately sloping.The pasture varies from moderately sloping to steep. There are some outstanding views.

This farm is at the end of a township road, so there is not any traffic through any portion of the farm.
All mineral rights for the farm are included in the sale.
The woodland on this farm goes to the top of the ridge. It offers good hunting.

ADDITIONAL INFORMATION
This property would be ideal for a beef, sheep, goat or horse operation. The present owners had used it for a dirt bike operation at one point, but all of the trails have been removed. The tillable acreage is presently used for crop production.
The farm is conveniently located with respect to access to I-99, making it very convenient to travel to Altoona and State College. The travel time to downtown State College is 30 minutes. It is in the very northern portion of Sinking Valley.
There are two tracts of land comprising the farm. One is 115+/- acres, and one is 9.92 acres.
Many years ago the 9.92 acre portion of this farm adjacent to the railroad tracks had a set of structures on called the Vila Marie. It had a bowling alley and other buildings. There was a train stop there. One spring on the farm feeds into a three 1000 gallon tank reservoir system which was used to supply the Villa Marie with water. There is a small pond adjacent to the railroad tracks. There is also a small cemetery in the woods near the railroad tracks.
There are two drilled wells on the farm. One is 236 feet deep with 9 gallons per minute output. The other one is 600' deep with 1 gallon per minute. There is also a hand dug well, as well as several springs, including the one mentioned above. The butcher shop and the house use the same water supply. There is a leased Culligan water softener.
The entire farm has high tensile wire fencing.
We sold this farm to the present owners three years ago. All of the video of the interior of the home is new, and it shows the significant improvements which they owners have made. The balance of the video is from video we recorded when we offered this farm for sale previously.
There is a railroad track which joins the eastern boundary of the farm. This track is used for both freight and passenger service. There is also a stone quarry approximately 1/2 mile southeast of the farm which can be seen in several of the land pictures and also in Video Tour 8.
