Remarks:
This parcel is situated approximately 35 minutes east of downtown State College. It was originally all wooded with a mix of pines and hardwoods. In 1999, the pines were harvested, and there is a nice growth of young hardwoods. There are also some open areas which have been used for game plots in the past. Deer trails cross the land. Turkeys are often seen. Fishing is close by in Penns Creek, which is an excellent trout fishing stream. Please click here for more information about Penns Creek. State forest land is approximately 3 miles away by road. There is a small, 8' x 35' trailer on concrete blocks which has been used as a cabin by the present owners. There are two very nice areas where a country residence or a traditional cabin could be constructed. It is a peaceful, quiet area. It would also be an excellent location for a weekend getaway for Penn State football games. The present sewage disposal on the property is a privy. The trailer does not have running water. There is an approved site for a sand mound septic system, or an alternate septic system, such as the Elgen system. If a new home or cabin is constructed, there are state regulations restricting the use of a privy on the same tract of land. All of the mineral rights are included in the sale.
