Remarks:
These two parcels are extremely nice lots in the Kauffman Subdivision. Both have extremely fine building sites, and both are away from significant road traffic and noise. Lot 4 has approximately 3 acres of nice laying tillable land with the balance of the parcel being wooded. While much of the wooded area in this parcel is steep, it has excellent wildlife habitat. Lot 5 lays quite nicely. It has about an acre of tillable land with the balance being moderately wooded. When the leaves are off the trees there are some great views of Egg Hill to the south. Most people would view this parcel as being the nicest lot in the subdivision. Sinking Creek is very close by for fishing. The travel time to downtown State College is 20 to 25 minutes. The proposed Penns Valley Rails to Trails will go through Lot 4.
These lots are in an area known as Sinking Creek Prairie. Sinking Creek Prairie has some unique vegetative plants. In order to preserve these plants, certain areas in Lots 4 and 5 have been designated as non-building areas in the Conservation Covenants, however the desirable building sites are not included in those conservation areas.

Directions:
From the intersection of Route 45 and 144 at Old Fort, take Route 45 east approximately 2.8 miles to Weaver Road. Turn right on Weaver Road and go approximately .7 mile to a T intersection. Turn left on Sinking Creek Road. Follow Sinking Creek Road approximately 1.3 miles to Wildflower Lane, which will be on your left.
