ADDITIONAL IMPROVEMENTS AND
PROPERTY INFORMATION
THE BARN
The main barn is a 34' x 50' structure with a 29' x 50 two story attachment, and a 20 x 50' one story attachment. In addition there are two other small one story attachments, 12' x 12', and 15' x 21'. There is one drive-in floor, and two mows. Also, there are two concrete stave silos measuring 20' x 60' and 14' x 50'. The main barn is sound. The lower level had been used for dairy many years ago. It is presently used for some beef cattle. A portion of the 1 story barn attachment and the feed room area connecting the silos to the barn is in need of repair work.

THE IMPLEMENT SHEDS AND SHOP
The pole type implement shed is in very good condition. It has three bays and a dirt floor. The overall dimensions are 24' x 48'. The workshop/shed combination building is not overly attractive, but it is functional. The shop area is 14' x 29' 6", with 12' x 29' 6" attachments on each side of the shop. There is another older implement shed which is in fair condition. It is 18' x 24'. There are several other small outbuilding that have no significant value.

THE FARMETTE LAND AND SETTING
The farmette has a relatively private setting, but it is not isolated. Some traffic noise can be heard from Route 219, but it is not loud as an interstate highway would be. A railroad track joins the eastern boundary. It has limited use.
The oil and gas rights for this property were sold many years ago. Since there are not any royalties coming to the present owners, nothing can be transferred to the new owners.
The bulk of the tillable acreage lays nicely, even though the soil survey map shows about half of it is on the steep side. The farmette soils consist primarily of Philo and Buchanan silt loam. Complete soils information is available in PA at the PSU soil map site. The listing agent, Don Myers , would also be happy to provide more information for you about the soils.

THE 69.8 ACRE VACANT LAND PARCEL
(Sale Pending)
This parcel is accessed by an excellent private lane going through the woods. The vast majority of the tillable acreage lays very nicely, and there are scenic views. This would be an excellent addition to the farmette, a great setting for a rural residence, or for use for a specialized, limited acreage farming operation.
The tillable soils on this tract are primarily Wharton silt loam, and Hartleton channery silt loam. Complete soils information is available in PA at the PSU soil map site. The listing agent, Don Myers , would also be happy to provide more information for you about the soils.
Both the farmette and the vacant land parcel are used for a commercial hay operation at the present time. All of the tillable acreage is planted in hay, including alfalfa, grass, and mixtures. The owners have an excellent reputation in the hay business, and sell hay as far away as Georgia.
This parcel has a nice, large pond. It does have some vegetation growing in it that looks like small leaves floating on top of the water.
The mineral rights for this tract were sold many years ago. There is a gas well on the property which is not currently in production. Since there are not any royalties coming to the present owners, nothing can be transferred to the new owners.
