ADDITIONAL HOME INFORMATION

The home is a well built structure, and it has had significant upgrades to the first floor. There is a very spacious and functional updated kitchen, a nice living room, a refinished office and/or den, and an extremely serviceable utility/laundry/mud room which includes a sink and counter space. The first floor also has a large pantry and an updated 3/4 bath. The entire house, except for the living room, has been rewired. The second floor has 3 older bedrooms, a nursery, and a very nice, large, modern bathroom. The main portion of the basement has a brick floor laid on the ground. The other portion has a dirt floor, a potato storage bin and as some shelving for canned goods. The attic has very good storage space.

There are three wells on the property. The well serving as the main water supply to the farm is on the north side of the home. It is 166' deep. There is an old hand dug well 25' deep in front of the home. There is a second drilled well on the east side of the bank barn which could easily be used to provide running water to the barn.

The house and the barn are situated close to Stone Creek Ridge Road, however, except during the commute time to and from work, there is very, very little traffic on this road.

THE TWO STORY BANK BARN

       
       

The two story bank barn is approximately 40' x 50'. It was built in 1888, and has one drive in floor and two mows. The floors in both the mows and the drive in floor have been replaced with 2 1/2 inch thick plank. They are very solid. The lower level has a storage area, and also an old fashioned dairy area. The barn could updated for horses or other livestock. The overall condition appears to be good. The joints on the upper level are tight. The southwest corner of the foundation needs some repair work, but otherwise the foundation appears to be good.

THE POLE TYPE IMPLEMENT SHED/SHOP

       
       

The very well constructed pole barn was built in 2006-2007. It is a high clearance structure with large sliding doors on three sides. The overall dimensions are 40' x 60'. It has electricity. All of the main supports are on concrete pillars. There is a 14' x 40' shop area with a cement floor.

GARDEN/STORAGE SHED

The garden shed/storage building was constructed in 2007. It is located near the area where the owners did most of their gardening. This is an on-site constructed structure that was built by the owners with the same attention to detail as the pole barn/implement shed. It does have electricity. There is a serviceable refrigerator in the garden shed which is included with the property.

The tillable acreage on this property lays extremely nicely. There is a long, level field on the northern portion which could potentially be used for a small airplane landing strip. Views from portions of this property are magnificent. The soils are typical for this area of Huntingdon County, and are average for this area. The owner has been offered $7,000 to $11,000 from a company to clean out brush in the woodland for pulpwood. The woodland varies in topography from gently rolling to steep.

There is a significant amount of frontage on Gorsuch Road. A good portion of this frontage is steep, but there is one area where a driveway could easily be installed to access either a nice wooded or open building site.

The orchard has peaches, pears, apples cherries, and plumbs. There is a large garden area as well as an asparagus bed as well as a domestic raspberry/blackberry patch. No commercial or chemical fertilizer has been used on the land for a number of years. The property was certified for organic production in 2006. The certification has expired, but nothing has been done to make it ineligible for organic production certification since then. The farm offers good hunting.

All mineral rights for the farm are included in the sale.

Up until the 1990's there had been a large pond on the farm. There was a severe storm which caused a portion of the breast of the dam to wash out. There are several springs in that area. The real estate taxes are exceptionally reasonable. This property is enrolled in Clean and Green, and also qualifies for the Homestead and Farmstead discounts. The 2009 real estate taxes totaled $979.02.

This property is situated in the Huntingdon School District. There are elementary, middle, and high schools, all within 5 miles driving distance of this farm.

There is a high grade 400 amp underground electric transformer with individual power feeds to the home, bank barn, pole barn, and garden shed. While there are separate feeds to each of the buildings, there is only one meter and bill for the electricity used on the farm.

Amtrak service is available in Huntingdon.

A high tension power line crosses the southern portion of this property.

A barn on a neighboring property minimally encroaches a small amount on this farm.
